The requirement to build extra housing in this area forms part of Devon County's 2001 to 2016 Structure Plan and has been included in East Devon's Local Plan 1995-2001.

The development will feature a new Country Park that provides wetland habitat and native grasslands in order to advance the ecology in the area. The park will also offer public open space for the new community to use.
