It is defined as the part of Tottenville south and east of Hylan Boulevard. It is also the newest part of Tottenville, as it was largely undeveloped up until the 1990s, and today is the home of many Russia

Surf Avenue, between Loretto Street and Sprague Avenue, is the only street that runs directly adjacent and parallel to the beach. While the beach that the area is named for is not popular with swimmers or sunbathers, it is a popular place for fishing. The only commercial establishment in the entire area is the Coral Bay Cafe at 722 Rockaway Street, although several hotels dotted the shoreline during the first half of the 20th Century.
