. The centre, located downtown, was developed by Foruminvest at a cost of €200,000,000. The shopping mall comprises 35,000 sqm of shopping space, 90 shops and a tower with apartments. It is one of the biggest downtown shopping centres in Belgium. The mall opened 11 March 2010. It is currently owned by the German Union Investment Real Estate group.

A downtown urban renewal project

The shopping centre and the 40 apartments were constructed on a site, situated in a downtown quarter, which formerly housed a primary school, a high school (Onze-Lieve-Vrouw van Bijstand), an elderly home and a covent. The new shopping complex was designed by Robbrecht en Daem Architects en envisages a urban renewal of the whole quarter. The shopping area ought to be a direct pedestrian link between the main shopping street, Lange Steenstraat, and the Veemarkt Square.

The project consists of a 34,000 m² covered shopping centres with four floors, 80 apartments, bars and restaurants, an onderground parking space which houses 1,100 cars over 4 levels, a bicycle parkings (to store 450 bikes), an onderground loading zone and a housing tower on the Veemarksquare.

In December 2009, the shopping centre was sold by Foruminvest to the German Union Investment Real Estate company.

Construction

Construction works started in August 2007. During the first months, the existing schoolbuildings and the surrounding houses had to be demolished.

The opening of the shopping centre ought be during the fall of 2009, but was later postponed to spring 2010. Many chain stores signed in quite early: in March 2009, already some 92% of the total commercial area was leased.
