Glasgow Housing Association (GHA) is one of the largest social landlords in the UK, with more than 50,000 tenants and 26,500 factored homeowners across Glasgow.
Glasgow Housing Association (GHA) is a not-for-profit company created in 2003 by the then Scottish Executive for the purpose of owning and managing Glasgow's social housing stock. GHA took over ownership of Glasgow City Council’s housing stock after a ballot of tenants.
GHA’s stated aim is to provide better homes, better lives and a better Glasgow through providing warmer, safer and drier homes in safer, cleaner and more attractive communities.
Since initial stock transfer GHA has invested £1billion modernising tenants’ homes. The majority of homes have benefited from new kitchens and bathrooms, Secured by Design doors and windows, new roofs, overcladding and new central heating.
GHA has also built hundreds of new homes for social renting across the city. The first phase saw 259 homes built in the North of Glasgow. The majority of the new homes were rented to former tenants of the iconic Red Road high rise flats which are earmarked for demolition in the future. The second phase of more than 400 new homes are being built across nine sites.
GHA’s Board is made up of tenants, independent members and local councillors. GHA’s network of local offices are run by tenant led committees. At the end of 2010, after a review of GHA’s governance arrangements, new Area Committees were established in the North, South, East and West of the city to give tenants and factored homeowners more local control.
These committees are made up of tenants and other community representatives and make decisions for their areas.
In 2010/2011 GHA carried out a restructure, moving more staff to the frontline. More services were moved to local offices including welfare benefits, fuel advice and furnished lets.
GHA works closely with Glasgow City Council, the Scottish Government, Strathclyde Police
, Strathclyde Fire and Rescue
, the Glasgow Regeneration Agencies and NHS Greater Glasgow. Together these partners have delivered a number of projects which help support tenants and make communities safer.
To date almost 5000 homes have transferred to community-based housing associations.
The SST programme is on schedule to complete by summer 2011 and could see up to 19,000 homes transfer in total – where it is what tenants want.
YourPlace is the factoring agent, providing property management service to over 26,000 factored homeowners in Glasgow.
YourPlace is registered as a private limited company and is governed by a voluntary board. The board includes homeowner representation as well as people nominated by GHA.
YourPlace’s stated aim is to provide a value for money and efficient property management service for owners in factored properties.
YourPlace has secured energy efficiency grants on behalf of customers who have had investment work completed as part of the GHA investment programme.
YourPlace help customers maintain the shared areas of their building and make sure all owners meet their joint responsibilities. This includes consulting and voting on repairs and improvements and everyone paying their share of any costs.
YourPlace is a member of the Property Managers Association Scotland (PMAS).

Second Stage Transfer
GHA has an agreed programme in place to give thousands of tenants a vote on whether they want their homes to transfer from GHA to community ownership under a process known as Second Stage Transfer.To date almost 5000 homes have transferred to community-based housing associations.
