I purchased a bank owned home in June '09. I just found out there is a utility easement that was signed by the bank after I went under contract, and it was not disclosed to me & the easement was not filed with the county until Sept '09 well after I'd closed on the property. I do have Title insurance but want to know if this easement is even valid since it was not file with the countty until after I closed on the property? I think, in an effort to keep me from finding out about it.
