Too often people who operate steam systems assume that when heat exchange stalls, it must be the fault of the boiler. steam heat depends far more on steam condensing into water than it does on the simple cooling of the steam. the number of BTU's released when one lb of steam is reduced one degree of heat F is 1. the number of BTU's released when one lb of steam is condensed to one lb of water with no temperature reduction is 980! therefore if steam is too far above its saturation temperature when it enters a heat exchanger it will take proportionally longer to condense. The time lag is interpreted as low heat output by most people. the remedy is to reduce the steam temperature to about 10 degrees F above saturation at the inlet of the exchanger.
